Purchasers Information

The following is an overview of the duties we will attend to on your behalf when appointed to act in the settlement on the purchase of your property:

1. Carry out all necessary Government searches & obtain a water meter reading including a title search from the Land Titles Office (LTO)

2. Take written instructions from you in regard to the correct spelling of all names, the addresses and the manner in which you desire the property to be held (eg. Joint Tenants or Tenants in Common), all of which are to be recorded on the property title when transferred to you.

3. Prepare the transfer required to transfer the property title from the vendor to the purchaser, obtain your signatures and the vendor's signatures on the transfer, and certify the transfer correct for the purposes of the Real Property Act.

4. Liaise with your bank (if you are borrowing money) to advise them of the correct ownership details that you have instructed us to transfer the property title to and to be advised by the bank, the amount of the loan to be provided at settlement.

5. Prepare all other documents eg. Notice to Change Ownership to Council and Stamp Duty Rebate Form (if you are a first home buyer).

6. Prepare a settlement statement detailing the purchase price, deposit paid, adjustment of rates and taxes, Government fees, and Conveyancer's charge. Then advise you how and when the settlement money is to be paid on the settlement day.

7. Attend settlement at the LTO on the settlement day to hand the purchase proceeds to the vendor's Conveyancer.

We will also attend to numerous other matters that arise, and queries that you may have, that will invariably be required to be attended to from the date of signing the contract to purchase the property to the date of settlement; to ensure that your property settlement is carried out as efficiently and as smoothly as possible.
